RECOMMENDATION(S):

ADOPT Resolution No. 2012/487 accepting completion of improvements for Road Acceptance RA 11-01247 (cross-reference subdivision SD 05-09036), for a project being developed by Shapell Homes, a division of Shapell Industries, a Delaware Corporation, as recommended by the Public Works Director, Danville area. (District II)

FISCAL IMPACT:

No fiscal impact.

BACKGROUND:

The developer, Shapell Homes, a division of Shapell Industries, a Delaware Corporation, has completed the improvements per the Road Improvement Agreement, and in accordance with the Title 9 of the County Ordinance Code. The road improvements are to remain private, maintained and owned by the developer, until such time as they are dedicated on the Final Map of Subdivision SD 05-09036, accepted for public use, and declared to be County roads.

CONSEQUENCE OF NEGATIVE ACTION:

The completion of improvements will not be accepted and the warranty period will not begin.
